baan kiang chan in mae sot was quite difficult to find... but everybody we asked seems to know about this hotel. it is a bit outside the town in a quiet location and we just fell in love with the place! although none of the staff speaks english, they are absolutely top in service and friendliness. we arrived in late afternoon and planned to have diner at the hotel. there is no cook in the evening, but one of the staff got our orders from a restaurant nearby! being woken up by soft "new age" music in the compound might seem a bit too much for some, but can be relaxing for others...

I had a great time at Baan Kiang Chan. It's a little difficult for taxi drivers and tuk-tuks to find. However, the rooms are spacious and there was even a tub in addition to the shower. There are patio doors to your own private patio complete with chairs and a table. It's perfect for drinking coffee in the morning. The restaurant serves good food, too. But the best part for me was the tuk-tuk driver. He brought me everywhere I needed to go for free (although I did tip him for every ride). I would definitely stay here again.

Everything's good in Baan Kiang Chan! Good value, clean and nice room! Provided transport to fetch you around! Friendly staff! Only problem is they don't have their own restaurant, wifi is weak maybe my room is too far from middle. But anyway me and my girl is enjoy the stay in Baan Kiang Chan! Good Stay!

Huge value lives at Baan Klang Chan even though it's a bit out of the way... I was on a motorcycle trip and every night booked the next night's accommodation, usually just a spot to sleep with no frills except wi-fi. I expected this place - based on the price - to be not much to talk about... Wrongo, my dear. Clean, modern, well laid out, good service, steady signal wi-fi, and decent breakfast all combined to make me think that a pricing mistake in my favour must have been made. I would have paid 2 or 3 times more than the value I was charged. I have no hesitation to recommend this place highly even at higher prices... If only all the spots I've stayed at in Thailand offered such value...

A way out of the town, you need your own transport, although there is a hotel tuktuk if you're stuff. Breakfast is good with a wide choice. Staff and excellent and very helpful Wifi is good in the rooms and at breakfast.

Peaceful, Friendly and Great Value”
A nice little motel with friendly staff (though may not be fluent in English but always smiling and trying to help guests). The location is good while it's off into an alley for about 300 meters from the main road. The staff will take you places in their tuktuk if you don't have a car. The room is large and clean.

Excellent rooms and staff, less money”
The staff was incredible, although most didn't speak English at all. The tuk tuk driver would take you anywhere within reasonable distance at any time, day or night. The one time he wasn't there, the owner drove us himself. All of these rides were free (although we did tip of course - but the owner wouldn't take it). Aside from the free rides, everyone else was extremely friendly as well. The only complaint is the breakfast doesnot taste good.

Small, nice resort in Mae Sot”
Rooms are big and clean. Good value for money. The staff was friendly and helpfull. Every room have a private parking slot- The terrace of the rooms are completely cubatured. So you have a very private terrace but there is not much daylight in your room. Breakfast maybe okay for Asians, but not so for Western tourists.

Only 5-10 minutes from the airport. Located near the night market but difficult to access to public transportation. Friendly Staff but i am not sure if they can communicate in English because I can speak Thai. Parking lots and breakfast are provided. The room is quite clean but quite old.

Basic but nice”
This guest house is good value for money. Very near the airport. The rooms are big and clean and wifi is good. The breakfast is not very good and could be improved. Staff friendly but english not very good. The hotel is quite far from the centre of town.
