Set in a Victorian terraced villa, this guest accommodation offers free private parking just 1 mile from Edinburgh’s city centre. Freshly brewed tea and coffee and organic eggs cooked any way are on the breakfast menu. Arthur’s Seat, the largest hill in Holyrood Park, is 5 minutes’ drive away. Located on one of the main bus routes into the city, Edinburgh’s cobbled Royal Mile can be reached after a 10-minute bus ride. The Palace of Holyrood House is within 2 miles of Barony House. Edinburgh Waverley Rail Station is a 5-minute taxi journey away. A flat-screen TV an tea and coffee making facilities are provided in each of Barony House's light and airy rooms. Toiletries and a hairdryer are also included. Most rooms have an en suite bathroom. Full English breakfasts are served in the elegant dining room. There is a PC available for guests to use and free Wi-Fi can be accessed throughout the property.

A real treat in Edinburgh with fantastic hospitality.”

The breakfast was outstanding fresh fruit presented in beautiful tea cups. A secret recepie of apple and honey and yoghurt followed by a tomato omelette with fresh homemade bread and fresh coffee. So many other things to choose from including pancakes. The breakfast was truly amazing Susan is a wonderful cook.
I could not fault this hotel. I stayed in the garden room with a beautiful garden and a honesty bar, we even had a decanter of complimentary sherry. My room was beautifully decorated. We also had a kitchen to use and a fantastic sitting room. I wish we had stayed for 2 nights to enjoy it more.

The location was perfect. We prefer to walk to take in our surroundings. It took approximately a 20 minutes leisurely walk to the centre. Taking in points of interest on the way. Alternatively there are 9 bus routes directly outside the property. 5 minutes to the centre for a mimimal charge . We chose to take advantage of the free parking and never used our car once during our stay. The breakfast was outstanding. The choice was vast. Even the way you wanted the food cooking was no trouble.

Fabulous Stay, Super Hosts!”

The house is so beautifully decorated and inkeeping with all it's original features. A true labour of love by Susan and Paul! The rooms were so clean, and recently redecorated. It's the comfiest bed we've ever slept in! The breakfast was cooked fresh to order each morning with a really good choice of food, of which Susan made each day, including freshly baked bread! Above all else, as 2 superhosts, and myself and my partner working in hospitality, i don't think I've ever met anyone so enthusiastic about what they do, and offering so much wisdom and personal experience to help us enjoy our stay as much as possible! All I can say is, Susan and Paul, you are doing an incredible job, and we can't wait to come back!

Amazing stay, Paul and Suzzie where the nicest hosts, nothing was to much trouble and where there to answer any questions. The breakfast was lovely and they were so accommodating accommodating with allergies. We would really recommend this beautiful place to anyone wanting to visit Edinburgh!
