Perfect location, hotel needs renovating ”

The location of the Beach hotel is perfect. We could see the sea and the next street was full of restaurants, a few bars and even a casino. Our room was the spa room so we had a spa bath which was a lovely treat. Although the bathroom had been modernised (other than the shower curtain which was mouldy), the room was very out dated with the decor, furniture and just generally looked quite worn. The bed was uncomfortable, the curtains were torn, the furniture was chipped, the door handle was hanging off. Also, there was no iron in the room. The walls were thin and we were located near the staircase so we constantly heard the doors slamming and people walking past. This hotel needs soft closing doors desperately! Despite all this, the breakfast room had recently been decorated and looked lovely. Breakfast was fine; bigger plates would have been better and hot chocolate on offer. We had an issue with no hot water on the day we departed but we were reassured that this isn’t usually a prob

Breakfast was awful. Lumps of grissle in the sausages and bacon was formed cheap rubbish. Please charge 5 qu more and and feed someone properly

Great Location”

The hotel itself is a bit jaded but everything was clean and comfortable and the staff were very helpful.

Excellent Location and Value for money”

We stayed for just one night, sadly! It's a 10 minute stroll to the pier so easily accessible, and the car park is adjacent (around £18 for 24 hours so do be prepared). Really excellent value for money considering it's Brighton, and the food at their attached restaurant, The Regency, was nothing short of superb.

Great Value”

There were 3 single beds and 1 double in the family room, perfect for all of us. It's across the road from the sea promenade and a 10 minute stroll to the pier so location is excellent. In addition, the Regency Restaurant is next door and their food is nothing short of superb. If you are a family, do go for this excellent deal.

My experience”

I made a special request for twin beds which they did and a car parking space which they did not provide and did not consider that they needed to advise me of. They also said you did not advise them of this request. No fridge even though they had a sign up saying do not drink the water before boiling it. The building is being renovated including the water. Upstairs guests are advised showers are available if the can not get theirs working. We were not arised a half marathon was being held a all streets were. closed until 6 pm we finally got in around 5pm.room was in need of makeover the floorboards creaked. Need I say more

Perfectly adequate hotel - did the job!”

Our room was quite small but this was not really a problem just an observation. Windows were a little draughty, would benefit from some double glazing! Also no Wi-Fi in the rooms only around reception. This is the 21st century and people need Wi-Fi. Good breakfast though!!

Beach hotel”

I enjoyed my stay at beach hotel. I only used the hotel to sleep shower in the morning and out.

Over night in Brighton”

Our stay was pleasant enough and we were in a great location for wondering Brighton. The hotel could do with a good lick of paint and general maintenance.

Great location, fantastic budget hotel ”

Stayed with friends for three nights June 14. Perfect location, nice budget hotel, our room was spotless and staff were nice. Location attractive to hen/stag parties so probably wouldn't stay with children but great for a girly get away :)

Nice hotel. Needs a coat of paint. Lift was scary.”

We were using the hotel as a base as we will be moving to Brighton in September and needed to find an apartment. Staff wanted passport numbers on check in which we thought was a bit odd. Room was located on the 4th floor. The 4th staircase was extremely narrow and quiet dangerous, the paint was all off the wall. The room itself was pleasant. The lift was scary and unreliable.

Good value, no frills”

The beach hotel was good value for money, clean and tidy, though some areas need attention, like wall in corridor needs redecorating, plaster falling off Also was difficult to find our room, right on top floor up and down a load of stairs, not easy with my ageing mother carrying both bags and making sure she could get up the stairs, The lift doesn't shut its self, so again I needed to find where it was, unfortunately on top floor, so I walked up to shut the door, so it would come down, as my mother couldn't make the stairs. Other than that it was a pleasant stay, be aware that the only car parking price for a day and a half So not cheep if you staying a few days

Basic but decent”

Hotel public areas tired but bedroom was fine and provided value for money. Parking nearby is very expensive.

Nice hotel”

This hotel is nicely located next to the old pier in traditional Brighton housing. The rooms are comfortable and spacious with high ceilings and a good bed. Above it all it has a nice English breakfast buffet. Altogether it is great value for money and I really enjoyed staying here. Next time I will visit this hotel again.

Not so great”

I was given a room on the third floor. When I got there in a tiny old elevator, I was welcomed by overwhelming smell of sweat. Worse then a men's locker room in my gym. I asked the receptionist if I could have another room and fortunately there was on free, on the fourth floor right above. The room was quite spacious, but the TV was seriously old, and freeview box had a an audio buzz and a not very good quality picture. I accepted the room as there was no smell, but later I found out, the bed sheets had some green spots on them and some brownish ones as well. I could also hear the elevator engine from the room. The shower was awful, there was extremely low pressure for the cold water, so to get a reasonably warm water you had to lie down in the bathtub and have the cold water tap turned on all the way. Otherwise you'd get a scorching hot water. If you lifted up the shower head above the waist level, there wasn't enough pressure for the cold water to come trough. Breakfast was OK, full English or toast and jam or cereals. The sausage quality was quite poor, I think the actual meat percentage in it was somewhere around 30-40 percent.. Can't complain about the receptionist or staff , they were trying to be helpful, but I wouldn't recommend this hotel to anybody unless the hotel invests in some renovations.

Cheap and cheerful”

I'll be honest – it could do with a bit of renovation. If you're the kind of person who cares about the state of your hotel and likes everything to be super shiny, spotless and clean, this might not be the place for you. I was staying for three nights attending a conference during the day and going to pubs and the beach during the evening, so I hardly ever saw the inside of the hotel. If all you want is a room for yourself, with a bed to sleep in at night, and a hearty breakfast in the morning that's not too expensive; and you're willing to ignore the hotel being in a bit of a worn-out state here and there, then the Beach Hotel might just be up your alley. Staff were friendly and attentive. One thing to take note of: There are no safes in the room, and the hotel takes 'no responsibility' for any items left in your room; so you either have to entrust the reception staff with your valuables or carry them with you when you're out.

comfort des Zimmers **”

Leider war das Bett etwas hart. Störend war, dass das Badezimmer nicht schliessbar war. Wurde aber nach Beanstandung sofort repariert. Offenes Badezimmerfenster und Türe (lüften) nicht möglich, da Küchenlüftung neben Badezimmerfenster. Aber das Personal war immer freundlich und zuvorkommend. Zimmer war sauber.
