the good: nicely sized room compared to other Japanese hotels, clean, handy they have a cheap laundry room on the main floor, bus stop 2mins walk, 24hrs convenience stores 2mins walk, amazing Sento around the corner, quiet neighbourhood. the bad: nearest underground stn is about 10-15mins walk, kinda old-school "kitchen" and bathroom in the room.

Simple yet effective”
All of the rooms in the hotel are smoking rooms, which is kind of a bummer. However, the staff do a good job of airing out the rooms and we didn’t notice any lingering smoke smells in our twin room. The room itself was quite big and the beds were really comfortable. The hotel was quiet when we stayed and we were able to get a good nights sleep. Good location for ease of access to Shibuya and Ebisu.

All facilities are nice except the staff who was assigned at 13 night at reception who is rude”
When we inquire about bus schedule to the staff(who is a man at reception of 13 night) he angrily communicated with us. He though that the customers were distributing him

Too expensive for what it is”
The hotel is too expensive for its location and facilities. Yes, its near the city but the train station is 1.2km away and inconvenient for tourists who have luggages. They also dont have elevator and no one to assist. You would need to carry your stuff till the 4th flr. Zzzz

Very decent hotel, nice personnel, clean rooms. No problem, it's good for the money if you're traveling to Tokyo with a reasonable budget. Wealthy district, calm area, a bit complicated to get to the metro from there.

It's a good budget hotel. The location is a little bit inconvenient. But there are some excellent restaurants and bars! The staff were very helpful. The room and bathroom is small. It was just right for my 150cm frame.

Eventho the staff speak minimal english but they will try their best to assist you with hand gestures:) the room is a standard small size in Japan i guess but the bed is comfortable. There is a lots of 24h shop around the hotel and and there's 2 subway station with less than 15mins walk.

It was a good stay. The hotel is very cheap for Tokyo and its easy to get around from where the hotel is located. There is no cleaning service, but that wasn't a problem as they give you enough towels. The bathroom is really small, but its not a big deal unless you are you require a lot of space. There are good restaurants around if you go explore such as burger mania, and Ippudo ebisu. These are two really good restaurants near by. Also there are little markets to buy fruit, snacks , and water near the hotel. The Hiro-o station is about a 12-15 minute walk away from the hotel. I would recommend staying on the first floor if you do not like walking up stairs or can't, since there is no elevator. I would stay here again If I go back to Tokyo, especially because of the reasonable price.
