Everything was pretty much fine except that the room was very hot. There was no air conditioner in the room. The fan you can borrow at the reception helps a little.

Location is superb; comfort is less; towel and toiletries have to be procured individually; bed is bad to sleep; shower is claustrophobic (too small)

Very thin walls”
I know this is not a usual hotel however I didn’t enjoy my stay due to lots of reasons such as hard beds, poor facilities and very thin walls. You can even hear murmurs from the other room. Will never go back here for sure.

Slechte bedden”
We where sleeping 6nights in this hotel.. the studio we stayed was clean and it has a small kitchen with very less equipment to cook. Shower was good. The bed was terrible to sleep, luckily we had our own camping mat to sleep on.. but for €100 a night I was expecting a little more comfort bed..

Not worth it”
Stayed here for 2 nights and barely got any sleep. The walls are paper thin and I was stuck between a family of 3 with a child and a man eho snored so loud I could hear him through my noise canceling headphones with music. The bed was the most uncomfortable thing I've ever slept on. The springs were all shot and it felt like being stabbed all over your body. The staff was lovely but the accommodations are just horrible.

Cheap but cheerful”
Be aware it is a student accommodation that is available to stay in for the summer not a hotel. Unfortunately during our stay the fire alarm went off 3 times in the night. But hopefully this was an isolated issue. The corridors had a strange smell and it was hotter as you got higher due to the building sloping up. Noise was a bit of an issue as it is on Leith Walk a busy street and the rooms are not the most soundproof. But the room itself was clean and it was nice to have access to a kitchen.

I could have booked a shared dorm for a quarter of the price but I snore so try not to share and I am older. A hand towel or hand washing stuff woul have been good. I should have read more about facilities before booking. No tv. And no towels I should definitely have read more about you before booking. A bit overpriced for very basic facilities. Staff all spot on !

Way overpriced for what it is”
Paid 140€ for a double room for a night, which is way too much for what it is. The room didn't even have toilet paper, and was in an okayish condition. Also it was quite noisey out front so not worth the price.

Cheap - but there are better options in Edinburgh”
Price was OK - but the accommodation was very tired and shabby, staff where generally unhelpful or had a couldn't care less attitude and the place was untidy and little dirty (with piles of laundry bags in reception, rubbish in the corridors and overflowing bins in the kitchens. The on-going tram works do not help - expected to continue for another year - as they make access difficult and also make the area look shabby. Whilst I know the are well and was able to look past this, for the rest of my group (most of them in Edinburgh for the first time) this, combined with the general condition of the accommodation and attitude of the staff did not create a good first impression. I have stayed in many other student accommodation and hostels in Edinburgh - this would be bottom of the list (by a long way) and I would only stay here again as a last resort.
