Excellent”
Thank you for accommodating our last minute reservation and for assisting our needs especially for helping our Senior Citizen parents. Kudos! Best Budget hotel. This is a place where you can save money for accommodation and the location is in the busy road of EDSA. P.S. Don't expect too much for the budget that you have. If you think you are looking for a luxury place, there's some luxury hotel in the area. But if you are in tight budget, you can always stay here. I save a lot of money for the 3 days stay we have in the metro.

If you are travelling on a budget and you just need a place to sleep then this is a good place for you. exactly located in EDSA. Skyline view of the metro. Got a free unlimited brewed coffee delivered to my room at 1222. Very much appreciated front desk staff as you can request at their front desk anytime. Got a free late check out at 2PM.

The Place is New”
The place is actually located within Urban Deca condominium, the owner owns several units and is renting them out. Pros: comfy mattress, clean sheets, aircon is new, has TV, ref, utensils and microwave Cons: improve communication (we had to wait about 30 mins to be able to check in as there is no advise from staff in the unit where reception was supposed to be, if they are out or on a break, no one was answering calls as well in both the mobile numbers provided). Trashcan and mirror are missing from the room. Overall, we enjoyed our stay, just hopefully next time the communication issue can be sorted, (although the kuya who assisted us made up for it by being extra nice, and the owner who is managing the social media account is happy to help in queries; but of course when you are in the place, you need someone readily available). I understand that the place is new, in future trash bins and mirror can be added in the room as improvement, as these are essentials.

Great location. Good for budget travellers”
Perfect for travellers on a budget. Near Dunkin Donuts, for the coffee, and a pharmacy. The location is relatively safe since it it located on EDSA street. SM Megamall can be reached by foot, approxiately 15 mins away. The downside of this place is the cleanliness. The room is quite dusty, it seems that tidiness is the last item on their daily tasks. The pillow was hard as a rock, had to sleep without using it. The blanket was too small even for one person. The aircon thermostat was not functioning correctly, it only had two modes: cool and fan. You need to manually scale down the thermostat if the room gets too cold in the middle of the night. Needless to say, the place is still a steal when it comes to value for your money. The strategic location outways the cons. Would suggest routine house keeping to keep everything in order. Extra or larger blanket is also a good addition.

Spectacular Location”
Location is seriously in the Hustle and Bustle of the city lights. Friendly Staff. Rate is Budget Friendly. Don't expect much for travellers who are in a budget. This is a Budget place. So lets accept that they provided a room for a travellers on tight budget. Good Place though. I Enjoyed the Free brewed coffee.

Misleading Location”
The location tag on Google Maps is a bit misleading. It seems that the property is a stand alone structure, which it is not. But rather just a number of rooms within Urban Deca, a fully sold-out (reportedly) high-rise condominium building along EDSA. Other than it's proximity to Greenfield Districit, and the Ortigas CBD, is a big plus.

If you're meticulous or fussy then this is not the hotel you need. This hotel is absolutely for budget travellers and who just need a place to sleep while in the Metro. Thank you for such a friendly accommodation

711 is downstairs so you'll have everything you need. Self Service Laundry at the Ground Floor which is spectacular for backpackers, budget travellers and in tight budget. Kudos to the friendly staff especially "Rose" Thank you guys. Will surely be back here...

WORST STAY at Urban Deca Homes”
As a guest, I did my part in contacting the host 3 days in advance to confirm my booking. I sent a private message on their facebook page. I also put a note upon booking via agoda that I will have a late check in around 5pm onwards. So I guess everything was settled then before I will arrive on the day of checking in. But to my dismay, the room attendant told me when I arrived at 6pm that "they are fully booked already". I was confused because, as I said, I made sure that everything was ok few days ahead. And now this happened. Eventually, the room attendand made some excuses that there is a spare room but theres a leaking, etc etc. When I arrived at the room, at 16th floor, there was no lightbulb so its dark, only one towel, no floor mate, no toilettries and bottled water. And the toilet was obviously not being cleaned because it smells a little bit bad. Clearly, there was no proper coordination from the person I coordinated via facebook ahead of time and the attendant incharge of the place. I dont have a choice. The person who answered my complaint just told me that if wanted to, I can get another room from reddoorz. My point is, this is poor customer service. Very poor service. So I highly dont recommend this place. No more next time. I hope AGODA will take a corrective acrtion for this incident.

VERY AWFUL UNIT AND VERY DISAPPOINTING and DECEIVING OWNER-DONT WASTE YOUR MONEY”
Be careful not to be deceived by Roberts Place Edsa, I have paid for 2 nights stay for me and my fiance, when i arrived at their unit, the room was not ready for occupancy. Almost everything that they promised on their ads does not exist, no cable, no wifi, no heater and worst of all their sink doesn't have hose that connects the sink to the pipe, there was no sink in the toilet so if you want to wash your hands or brush your teeth, you will need to use the shower to do it. So I called the caretaker when i discovered all those things to cancel our booking since their place was not really ready for occupancy and they did agree later on but since their term online was non-refundable, the caretaker told me that they will just be the one to call Agoda to cancel it. when i follow-up they always tell that it was cancelled already but months passed already and still no refund came to my account. they later on denied my claim when i call agoda about it coz they no longer answer my calls

Hi Lucy Mirasol, We recalled your reservation. You're our guest who requested for an early check-in and used our room (towels are wet and beddings are wet too). We accepted you early with no extra charge but late afternoon you told our staff that you don't like the room and you just want to cancel and refund. Of course, our room is non-refundable for a deceitful guest. We don't tolerate guest misconduct. You expect us to refund you after you use our room, water, electricity? Ruined the towels? Yes, you use the towels as doormat. So who is deceitful now? Maybe it is your modus at all.

Thank you Julius for raising this up. We will make sure to double check and put the mirror on it. We can't avoid sometimes that guest are bringing home some of our stuff inside the room. That's why we have a security deposit thru the credit card used to booked a room with us. Again, we apologized for this matter.

1.) Waiting for elevator is too long. It will take you forever. (SERIOUSLY). 2.) The staffs are accomodating (Kudos to that!) 3.) The rooms are; 3.1) Not properly maintained. 3.2) 1st room we used they didn't even clean the room, the bed sheet was not changed (It has hairs, dirt and liquid residue) 3.3) Same goes with the 2nd room. I have to request bed sheet & change it myself. Poor service. 3.4.) NO WIFI. (Please remove that to what you have in your ammenities, such a liar) 3.5.) Smelly place. I have to request for air fresher for that. They should have know in the first place. D*m*.. **Seriously, your 1k was not worthed for this hotel, I would prefer to stay in motel nearby next time**

DISAPPOINTING”
I arrived and the security told me to go to the unit 604 because it's unlock. I went up and knocked the door, and i saw someone was peeing from the door and also moving shadow from the unit but the person refused to open the door. I went down to talked to the security and waited for 30 minutes and a guy came down and said, he was from that unit and the reason he did not open the door because he doesn't have the key? I paid to Agoda, i came to the right place but no one care to assist me. The number that Agoda provide is actually the number of the person who is staying in that unit (employee) and refused to open the door. After almost an hour, he said sorry and the room is not ready and he's not aware of the booking???? it's midnight and he's not aware when i got the confirmation 3 days earlier? Avoid this place, it's not easy to find the location and they don't care if you already paid or not. And they will not assist you to get another room or even communicate with you.

Hi Mohamed, We apologized for the confusion. As stated at agoda.com our reception is only open until 12 midnight. Wherein you arrived at our property 1am that's why our staff is hesitant to open the door of the said office. We apologized if you haven't read that terms which is highly stipulated in our T & C. Nevertheless, we have provided you a room to stay. and our location is very much convenient. You arrived 1am wherein the lights of the EDSA are off considering that it's only up to 12 midnight. Our place is very much cost effective and we assist our guest property. Therefore a lot are still choosing us for a stay in the metro. Where can you get a Convenient and Comfortable place for a rate of 1,000 php per night? If you're looking for a luxury place, we recommend you booked at Linden suites, shangri-la edsa and ascott ortigas. Thank you for your stay and have a wonderful stay in the Philippines

If you want a to be a budget wise then go for it, but if you want a spacious place and a nice bathroom then I don't recommend this place. To the staff please improved your amenities and the place (like the faucet, pail and dipper, provide rags and blanket- my cousin use her towel) for your future clients satisfactory and also to recommend this place to other travelers too.

I will never come back”
I had a hard time finding the exact location because the building is actual URBAN DECA. I was trying to call the property for an hour and no one answered, so I was stranded at the side of the road near the property waiting for the exact location. The person who checked me in was the clean lady and not the one in charge. They put me in a room that had no TV, no Wifi, no mirror, no garbage can and the location of the microware had no outlet nearby so for me to use the microwave, I had to carry it to the other side of the room that had an outlet and place it on the small dining table. If I wanted to eat on the table, I had to transfer the microwave back to the it's original location. They promised to put me in a better room, but they never did. When I contacted the person in charge so that I could check out, there was no answer. I ended up leaving the key with the guard at the front desk of the condomendum. I had the worst time there.
