Stayed for Hogmanay & had a great time. Hotel easy to find from Haymarket train station. Good bars & shops nearby & you can get tram at bottom of road to Princes St. We didn't have breakfast but it smelt delish when we walked past dinning room. We had a large double room on 2nd floor, could not fault it. Clean & it had a bath, which was a nice surprise. Would definitely recommend and stay again if visiting Edinburgh.

The location is not as convenient as many others lying around prince street and Edinburgh Waverley Station, but was decent still. There are supermarkets 5 min walk from the place, and buses to Prince Street also around 7 mins walk from the hotel. We didn't expect the twin room to be so huge (this can easily host an entire family with 4-5 ppl). The bathroom is also extremely spacious and clean. I'm very surprised with the quality of the accommodation. There's a cafeteria where residents can go for free drinks, tea and coffee from the drink dispensers which is really nice and thoughtful. Check in time is 2pm but reception staff will keep the baggage for you if requested. Staff was also helpful in lending us the hairdryer. Overall a very good stay, will return and will recommend to friends.

A really nice stay”
The staff are very considerate, the room is really comfortable, clean, noiseless, the bed is amazing! I couldn’t imagine anything better. It is 23 minutes walking to the Prince’s street gardens, what is a safe and pleasant walk.

The location is nice and quiet, close to the city centre. It was a good choice for the price we paid. The room was clean and the personnel was friendly. The only inconvenient was the wi-fi for which you had to pay separately (3 pounds for 24h). Quite annoying as there is free wi-fi everywhere (even on buses and trams), but not in the hotel we've stayed. It could be included in the booking price, even if this means paying 3 pounds more per day.

Good Location but few bits went wrong”
I'll start with the room itself which was big enough for 2 more double beds so that was great However the lights on dressing table wasn't working and one of electric heaters kept flashing bright light with "err" displayed. Room was clean and had extra pillow cases and duvet as well. We liked that they had kept original windows even though they were letting cold air in. Bathroom was well presented and was spacious as well. The fan extractor wasn't working so it was bit annoying having to clean up steam from mirrors and toilet seat. Other facilities were all good including tea and coffee supplies and towels were super clean. Overall good experience, location is very handy as it is only 300 yards away from tram line and Airlink bus service to Airport so will save you money in Taxi fares.

Great Location, noisy doors”
Great location and the staff couldn't have been any more helpful. We were in room 103 and the only downside was the noisy doors as folk came & went. Noise started at 7am unfortunately.

Long weekend”
Value for money is excellent, cannot fault this. My room was large and spacious and amenities were close by. Staff were friendly and helpful. I added on the buffet breakfast during my booking and was not disappointed in the food available. Only issue was staff were rushed off their feet at times so check in was delayed. Sometimes you had to wait a little for a table to come available at breakfast. I would definitely stay there again.
