Great location”
Great location between two JR train stations, Okubo Station and Shin Okubo Station. Central Shinjuku is nearby, about 1.2 kilometers. A lot of affordable restaurants along the street and a few steps to Lawson, Family Mart, Mc Donalds, 711. Hotel is not new but very well maintained and the room is so big. It has a Don Quijote on the first floor of the building.

Very well located in Tokyo, extremely big & comfortable room.”
Hotel has a very good location - just one stop away from Shinjuku. Room was huge compared to the other typical Japanese rooms we had - extreme comfort for bathing (huge standing area for showering with a separate area for bathtub!) and resting. Hotel also had a microwave which was very useful, and receptionists were mostly friendly and welcoming. Only gripes were that the check-in timing is much later than other hotels (4pm) and I felt they were a bit too eager to highlight the extra charges involved for various situations (late check-out etc.) We also received a call 10mins after check-out time to make sure that we were checking out. Otherwise all in all, a very decent place to stay in Tokyo.

Outdated but comfortable”
The hotel is in a great location, just a couple of minutes walk from the station Shin-Okubo which is one stop from Shinjuku, very convenient if you have a JR rail pass. The room is of a decent size by Japanese standards, very clean, and has everything you need for a short stay. The decor is very dated and the whole place could do with a refurb, but this doesn't take away from the functionality of the hotel. Did not like the fact that you cannot see out of the windows, as it felt a little claustrophobic. Also there is a large set of steps from the street to the reception, worth noting if you have a lot of luggage. Overall a good stay.

Excellent Location”
It has an excellent location, very near to Shin-okubo and Okubo Station. Right behind Don Qiuxote. In what looks like a "korean town" area that is very lively. Interior is a bit "old" but clean and well maintained. Room size very big by Tokyo standard. Only downside is it has no lift from street level to second floor, where the front office (lobby) is located. Inconvenience for older guest or guest with big luggages.

Near to train station”
Very near to Shin-Okubo and Okubo station. The triple room is huge, where we have plenty space to open our luggage. The front desk staff is friendly. The room is cleaned everyday and replenish all toilette and change towel. The only downside is the 2 small lift and there is no lift from ground level to 2nd level where the front desk located. We have to carry down the whole long stair.

NICE BUT NOT RECOMMENDED FOR PWD. NO ELEVATOR TO LOBBY”
The hotel is nice. Staff are friendly. Check in time is 4pm?! If you wish to check in earlier you have to pay 1,000 yen. Dont know the logic of it. No elevator from subway exit to this hotel 2nd floor lobby. We have to drag our heavy bags up 21 steps.

Unsafe and run by irresponsible, sneaky staff members who accuse guests”
This establishment is unsafe, outdated, and run by a rude, deceitful staff. You are required to turn in your room key when you leave the building and pick it up again at the desk upon your return. We stayed for two nights. I turned in the room key the first day and when we returned that night, the key was not at the desk. It was found in our unmade room and the staff member accused us of 1. Not returning the key and 2. Not requesting Housekeeping. I worked in hotels, so I told him I turned off all the lights and tidied the room before handing in the key and when we returned, all the lights were on, and our toilet paper folded like Housekeeping had come in and forgot the rest. The next day, we checked the security cameras and couldn't even see ourselves leaving the hotel. They then accused us of putting up a DND (do not disturb) sign so they wouldn't have gone in and provided Housekeeping. The stories didn't match and there was never an explanation for someone entering our room.

Decent hotel and nicely located”
The hotel is good and the location is superb - just few steps away from train station. Many conveniece stores and restaurants are nearby. Room size is 'big' for Japan standard. However, be prepared to carry your luggage up the stairs to the hotel's lobby as it is located on the 2nd floor.

Enjoy my trip”
The hotel is good in all ranges. The only one cosideration is no elevator in JR station and in front of the hotel check-in counter. Inconvenience for aging visitor and heavy luggage

NO FUZZ YES FRILLS”
This is a reasonable place for travelers who likes privacy and SPACE for a "everything is tiny and cute" country like Japan. Nostalgic ambiance and old fashion but vast as well as clean! Obviously a GEM in its era and now rundown, it is very functionally set up and within the constraint of Japanese standards. Robe, toiletries, shower/bath, mirrors. But if you want location with a good price as well as space, comparatively humongous space......this is it for you. But if your fuzzy and pretentious .....skip this. RENOs going on and no lift to the first floor but like a real Japanese, everyone is helpful. A gentle man helped us carry our luggage through the hike to get to reception. And obviously, a very strong lady helped us down the steps (and I mean stepssssss) when we checked out. Dont ask me about how the aircon works... THANK YOU Royal Shinokubu, I felt like a QUEEN and my daughter, a PRINCESS
