You cannot be more centrally located on the Royal Mile! Plus…the room had an actual King Bed, giant windows that open, lovely views. I could live here.

Handy for Old Town, just off the beaten track do quiet. ”
Based round the corner from the Royal. Mike but on a, quiet spot so not noisy at all. Lovely suite as had kitchen area which suited us with a young son. It was a room for 2 with large bed, they put a smaller bed up for our child. View of brick wall from our room. Staff were very helpful and friendly. They were able to book trips for us if we wanted. Breakfast was next door at Stocks, adjoining door so no need to go outside. We didn't know till the first morning that our child wasn't included for breakfast even though we had ticked for breakfast to be included. A few other guests were also not, aware of this so needs to be clearer when booking. Although as the children are only charged half price for breakfast it made sense. Continental breakfast only, it was nice. you want a hot breakfast (full Scottish or eggs or porridge etc) then you have to pay the restaurant price. Again not clear when we booked what the breakfast was as the restaurant oy shows its hot breakfast items.

Avoid fraser suites”
Myself and my friend were booked in for 4 nights at the end of February. We made a 70 mile trip by train and taxi to get there .we left and asked for a refund without staying a single night. The room was not cleaned properly , had a massive stain on the old carpet and I mean massive.the window didn't close properly .the beds were pushed together with only a tiny space to get out on one side.decor was very very dated and the whole room was in urgent need of decorating and refurbishment ASAP. The female manageress was very apologetic .she did show us another room but that too was unsuitable and looked out onto a brick wall so the window might as well not been therr at all . We returned home and the next day we booked the jurys inn which we wish we would have done in the first place. So my advice is stay well clear. Book a jurys hotel instead !!

I counldn't take a shower for 3days!!!”
Hotel water temperature control part had been broken and only hot water came out. But the hotel staffs kept lying to us. They said they will complete to fix it before we come back from travel but nothing fixed at all! But they never changed to the other room for us!! It was happened during 16 April to 19 April. So all our family couldn't take a shower for 3 days! Worst hotel in my life!!

Stayed for 4 days Day one locker not function had to get it replaced and caused delay in stepping out for sight seeing Day two and three room not cleaned inspire instruction Day three and four 3 of the room lights not working Day 3 and 4 common laundry machine concord off causing inconvenience Food options limited , at breakfast when asked them to serve eggs in place of other meat options was declined Overall very poor experience will not recommend any one to book Fraser suites better off to go for any other regular hotel and at least have basic sorted like room hygiene check of basic things being operations which is regular SOP of any hotel before guest check in to ensure lights locker cleanliness are in place . Food at least breakfast to be made convenient them being rigid . Not at all value for price in fact the only downer in the lovely trip to Scotland ,

Location perfect, staff attentive and friendly”
Have stayed with other hotels in the group and Fraser Suites Edinburgh didn't disappoint. We were upgraded which was a very pleasant suprise. Things like that never happen to us. The room was on the top floor and was beautiful with views out over the New Town in Edinburgh to the water. Views in one direction to the castle and the other direction for the observatory. Room was spotless and perfect. Washing machine and dryer in the hotel was helpful to freshen clothes. The hotel is only metres from the Royal Mile and easy walking distance to the Castle and down the hill to the bus tours.

My husband and I spent 3 nights at Fraser suites for our short stay in Edinburgh. We were in a suite which meant that we had a small Kitchenette and living area so that we could spread out a bit. The kitchen only had a microwave oven which limited cooking options but with so many lovely cafes and restaurants nearby, we were happy to eat out! The room was well appointed with a very comfortable and big king sized bed and lovely bathroom. The best thing about Fraser suites though was the location - you can walk into the new town and the royal mile and Edinburgh castle are right there. Highly recommend staying here.

i was in edinburgh to visit friends and family. fraser suites is right on the royal mile and is quiet and friendly. my junior suite room was smaller than i expected but was still comfortable and clean. one of the things i really liked was that the sash windows in my room opened - so many hotels lock these shut. i like to sleep with open windows! staff were friendly and the restaurant was efficient. the breakfast was good but i cannot believe early grey tea is deemed a speciality tea and you get charged extra for it. overall a very good hotel which i would highly recommend.

Great hotel in a great location ”
Fantastic hotel . Large spacious room, lots of tv channels and equipment. Bed was great, pillows a little hard but overall really good. Bathroom was also great, everything you would need. Location is in old town, 2 minute walk from Edinburgh castle, restaurants and whisky tasting. Most tours also leave from old town about a minute walk from the hotel. New town is a 10-15 minute walk down hill but you have to go up hill when coming back. The museum in Edinburgh was great and was probably a 10 minute walk from the hotel. Be warned if coming by train, the hotel is probably less then 10 minutes from the station but it's all up hill or stairs so not easy with luggage might be an idea to see if there is a courtesy bus or something. There's no air conditioning or mini bar. There is a laundry and good gym.

We are very happy with Fraser Suites Edinburgh, the hotel's recetion is very helpful, the room is superb and full equiped with aminities, we are so impressed with space, nice and clean. It's vefy convenient both for hotel facility and the location. We can walked to Edinburgh castle within 3 minutes and walk to downtown within 5 minutes! Excellent hotel!

A perfect stay - we wouldn't change a thing”
We live in Michigan and this was our first trip to Scotland. We dropped off our son to study at the University of Edinburgh, and our apartment at the Fraser Suites was truly a "home away from home" and a welcome refuge at the end of each day. Everyone was incredibly friendly and helpful by answering all of our questions regarding where to eat, best pubs, where to shop, as well as directions all over the city. We loved it and will never stay anywhere else when visiting Edinburgh.

We traveled with our adult children and baby grandson and stayed atFrasern Suites for 5 nights. Hotel staff made sure we had everything we needed and gave us great hints that made navigating the cities events much easier with a baby. Both our rooms were fantastic with grand views of Edinburgh. nice hotel with good equipment”
I have stayed in the UK for 10 days and we moved around changes venues and hotels. While we were in Edinburgh, we stayed at Fraser Suites Apartment. It is very close to the main train station. the taxi driver even told me that I did not need his service because I can easily walk from the main train station. When we arrived at the hotel, we were very please because the room were ready and since we booked for three rooms, it had been arranged that we stayed at the same floor and very close to each other. we were also surprise to find the interior design of the room was very modern (considering that the exterior looks) and equipped with the latest technology such as an iPod plug etc. in fact, comparing to other hotels while we travelled in the UK, this hotel was the nicest one.

Excellent Place”
This was my first time in Edinburgh and I wanted to stay somewhere in the city centre. Fraser Suites definitely has a good location and It is one of the best hotels I have ever stayed in terms of coolness but on the other hand there was a renovation going on on the next room so my room was quite a bit noisy. Also the construction around the reception hall was causing guests to take an alternate exit. But besides from these temporary minor things overall it is a good place to stay in my opinion.
