Good hotel ”
The location in new town , but easy to access to everywhere, the hotel room is nice with lift. It is near the bus stop from airport to here. Luggage storage is safe too. I enjoyed so much my stay in here. It’s comfortable & good for self travel ppl too.

Quick friendly check in. Very clean and tidy. When travelling on business it’s important to get a good night sleep. After staying in so many hotels I must say, without doubt, the most comfortable bed I have ever slept in. Thank you.

Stayed here several times now. Safe, comfortable rooms, quiet, 2 min walk to Princes street. Comfiest of geds for great nights sleep. Not easy to find a cheap rate tho which is a shame or id go more often. Always my first choice.

What a charming and lovely hotel, I felt comfortable and cozy here. It’s a super location, easy to get to from the Airlink bus and close to some really smashing bars and restaurants. I look forward to staying again!

The room was clean and there's a smart TV for streaming YouTube too. Room was nice and comfortable. Bed was comfortable too. I had a pleasant stay and would come back here again if I visit Edinburgh.

Staff very very helpful. Arrived 45 mins early & appreciated I had to wait, but 5 minutes later room was ready.....great service. Very spacious & clean room with as standard tea, coffee, fan etc. City centre, next door to a post office with many bars, restaurants, shops all within a few steps. Princess Street only 2 mins walk away. Railway station only 10 mins walk away. I paid £67 each night on a Saturday & Sunday for a single room but ended up with a family room......amazing value for money. Very impressive hotel from outside, inside and staff. Off the Charts.

Room is very cozy and comfortable to stay. You can also use well-prepared bathtub and hot water. Staffs are also kind and helpful, and they can provide various information to enjoy Edinburgh. I recommend this place, especially for single traveler.

Location, Staff, Facilities and Breakfast are great. The Receptionists Rob and Natalia are very lovely and kind. I only had 2 nights, one whole day (for my Highlands and Lochness Tour) and in between 2 half days but I was able to maximize my time and stay because of their suggestions. Thank you Frederick House!!

Amazing hotel in the center. Ideal location. Tram nearby, bus stops in all directions. A small supermarket nearby. Lots of cafes. I had a room on the 4th floor overlooking the courtyard. Noise was heard from the ventilation system of the adjacent building. I recommend using earplugs. The room had everything you needed. Also a small refrigerator. The bed is very comfortable. Cleaning will work very well. The only downside is very bad wi fi. But it didn't bother me because I use mobile internet. I highly recommend this hotel.

Great location, clean environment. Issues I consider is that you can slightly hear the noise from the bar opposite the hotel late at night another is that there is no socket beside the bed so you can’t use your phone while laying down. Otherwise, our stay was comfortable.

I had a good stay here. Price was good on agoda. Staff polite and helpful, room very clean and bed was comfortable. No breakfast/ fridge in room and no plugs near the bed for any charging were my only minor issues but I would definitely stay here again. Great location too.

Posh feel at budget price”
Amazing facilities for the price ( Marble entrance, plush carpets, clean room with cupboard containing ironing board, Iron and portable radiator) . My favourite drinks ( Hot chocolate, Camomile & Peppermint Twinnings tea ) . Cables for TV invisble , built in ethernet port , free wifi, fridge, comfortable bed, hansgrohe taps . only negative was that the shower thermostat was a little faulty ( water temperatue was yo-yoing )

Great option in Edinburgh with great staff”
I stayed here 3 nights and was given a complimentary upgrade. The room is very adequate and the shower was amazing. I didn't add the breakfast option so cannot comment on that. The staff were amazing and helped me take care of a travel issue I had. The location is great and a short walk to the rail station. I would stay here again. Highly recommended for those that just want a nice place to stay and don't want or need extra amenities of 4 or 5 star hotels.
