I love the place but location is good for those using the bicycle or motorcycle.”
Nothing much around the area. The place is nice, value for money. Recommended for those who is renting a motorcycle to go around places of attraction. Would recommend to go straight to shops opposite the railway station to rent a motorcycle before checking into the homestay. It is good to go around in a motorcycle, cheaper, convenient and the traffic there is very light.

Helpfull staf! we lost all our cash by accident, and we couldn’t pay the train trickets. The host helped us out and changed our 100 dollar bill to veitnamese dong. Nice rooms and cozy place. We would recommend the place to people looking for at cheap place to stay in Ninh Binh :)

When is curfew?”
Pros. Quiet leafy Street. Good location Cons. Told off for not leaving my room key as they didn't know who was out or not. We got back at 7.30 pm . HARDLY ravers. Often nobody about. NO TV and no way to make a tea. Probably my fault for not looking properly. But the worse thing was not being able to come and go as we pleased.

There is no curfew. Please understand that this is our home too and if I am alone and upstairs, I lock the door. There is a doorbell which you somehow didn't see which I can hear upstairs. Always is someone from us present and we wait going to sleep till the last guest has returned in the evening. It helps us when the key is left at reception so we see not all guests are inside. If they not leave the key behind and we don't notice their return we wait in vain till deep in the night. When we are downstairs and not sleeping the door is always open. It is a simple policy to make life easier for us and has nothing to do with a curfew. Most of our guests don't need TV and actually prefer our rooms don't have one. Often it causes a nuisance when they are played too loud in neighboring room. You can always ask us for hot water to make tea. A room costing little more than a dorm bed doesn't provide for extra's like water kettles. You have too high expectations which are not realistic.

We had a very nice room which had a balcony. The room was clean and quite spacious. The staff are very helpful and helped us hire bikes and a taxi to see the nearby sites. We had a late check out as our train was in the evening. The owner let us wait in the lobby, use the shower and toilet facilities. Overall, a pleasant stay

Hidden gem in Ninh Binh”
We had a superb stay at Kim Lien's. She was very helpful providing great advice on things to do around, as well as proper guidance to the main local attractions. Rudy and Kim Lien's daughter were also very good to us. The cycling/walk routes to the scenic areas are absolutely beautiful all along paddy fields, small lakes, villages, big rocks and always some water buffalos watching you. The Guesthouse is located in a busy local neighbourhood with street markets, shops and cafes becoming pretty quiet at night. The breakfasts are excellent - big sandwiches, fresh fruits and hot drink. On top of that her dinner menu was one of the best meals we had in Vietnam. Room was spacious, clean, with comfortable bed and we even had a fairly big balcony. The wifi was excellent. We'd come again! Thank you for everything!

It was okay”
Stayed three nights and the room wasn't cleaned any of the nights. No fresh towel. Very quiet place (good place to rest and sleep) but hard to find good places to eat, you have to walk to the other side of the town (approximately 15 minutes) to find nice restaurants. The owner promoted bike tours to Trang An and charged USD15 per bike (Kind of expensive). However if you want to cycle around, you should do it. It is cheap to rent a bicycle (50,000VND per day), get a map and go for it. The internet was good!

You have unrealistic expectations. A room which costs little more than a bed in a dorm room doesn't come with daily cleaning. However, our guests can always ask for fresh towels however. We don't promote any tours. Only if we are asked we give information and prices. If you would have shopped around you would have learned that our tour prices are with the lowest available in Ninh Binh. Sorry to hear you give us only 2.8 points while at the time of your stay our average was 8.4. Naturally your unfair contribution lowered our overall rating.

I suggest you ask your host in advance about the presence of an elevator. Small budget hotels and home stays in Vietnam normally don't have one but often have 4 floors. We aren't an exception and your low rating is unfair. True we are in a back lane but it guarantees a respite from the traffic noises. There are many trees around our home and in spring and summer there is many bird song.

Ms Kim & all Family VERY cordial, helpful, kindhearted, generous. Quality, clean smallish place, quiet location. Abundant breakfast. Xe Om tour to gorgeous countryside sites excellent. N'Binh not a tourist town but the real Vietnam.

A nice guest house with positive vibes and practical facilities. (very nice breakfast, bike rental, helpful English-speaking staff). The only setback is the smelly bathroom in the room. Luckily there's a public shower in the lobby which is much cleaner (she allows you to use it even after checking out)

Basic but clean and in a good location”
Stayed just one night. This is a just a guest house, so nothing flash. Clean and Kim the owner very friendly and helpful. Didn't eat there as I like to eat out with the locals. The air conditioner in my room wasn't working, so my room was a bit warm, but not that warm that I couldn't sleep. I'm sure Kim would have moved me to another room with a working air conditioner had I asked. I would stay there again.

A pleasant base in a non-touristy town”
A great base for independent travellers to visit the many attractions of Ninh Binh province and thus avoid the hordes of Hanoi day trippers. Ninh Binh city is very much a 'locals' sort of place so dont expect tourist centric bars and restaurants. The shopping is surprisingly good, stress free and cheap fixed price. I quickly picked up everything I needed to remain popular with the female side of the family! The guest house provides good quality rooms and services at good value for money. Lien prides herself on the quality of her service!

Good tours staff and secure”
The location is a bit difficult at first but really there is no backpacker centre in Ninh Binh. The staff here all speak great English and there are no problems organising tours. Bike tours are promoted and I enjoyed them. However if you want to bicycle around then insist on this. I will do this next time. Great onward connections. Great local restaurant tips.
