Location and reply manor (kindness) of host! Whatever topic there was to discuss.... the gentleman on the phone (if you could get hold of him) and by mail was always extremely friendly! Cheap Bed was clean and comfortable

All negative reviews are true - most of the mentioned topics were self experienced.... -starting from a "mistake invoice" which would have additionally costed us 40GBP per day... which was finally reduced to a one time payment of 40GBP for a cleaning which was surely not paid by the 5 last guests as this room was definitely not cleaned for weeks (food residues on bake oven, fridge, rotten smell from fridge, etc. etc.) After refusal upfront to pay the "cleaning fee" there was no communication anymore so when we arrived at our forecasted time, nobody picked up the phone and we were standing on the street. Booking.com finally helped in getting in touch with owner... who then demanded a payment over the phone, before the entrance advises can be sent via mail. (No info about self check in before or request about the need for payment upfront etc. etc. but then you stand under pressure and have to pay somehow something by handing over the credit card data to somebody on the phone) The room was really awful and previous descriptions can be just agreed to... - door weak and you did not really feel save (door was more like a door between bedroom and bathroom not like an entrance door) - no wifi (contacting the host resultet in info that there are wifi issues which they try to sort, and when I asked to specify what asap means "the same day or next morning" was forecasted.... 3 days later at our departure there was still no wifi) - no wifi so no TV. No antenna/sat connection so you could have only used it for Netflix, Amazon Prime, etc. via wifi... but as there was no wifi the TV was useless. - in a very very tiny bathroom with a very very verrrrry tiny sink you could find a very disgusting toilet with a half roll of toilet paper for a 5 days stay - private life impossible due to missing curtains By sleeping in about 75 to 100 hotel rooms per year, this experience was one of the worst for me (if not the worst)

The property was easy to find, bed was comfortable and it was reasonably clean.

Room was quite small, bathroom smaller. Main light in the bedroom did not work. No aircon / heating.

Beware of dishonest object!! The property's staff extorts cash until they receive a transfer to the account and then does not return it. Staff does not respond to refund emails and by booking.com. There was a broken bed in the room and it was impossible to contact the staff!

AVOID THIS PLACE. It’s absolutely disgusting, there was a plug socket hanging off the wall with wires hanging out of it with the dirty fridge plugged into it which is a complete fire hazard and Holland Road stays said it was perfectly safe because it wasn’t beside human hands. The place is very run down with allot of things not working/broken. I had to boil the kettle on the floor beside the bed because that was the only plug socket working. Lack of communication from start to finish and lies upon lies throughout with false advertising. We left after one night we only stayed the first night because we had no where to go and the next day we had to book another hotel. When we tried to get our money back for the remaining 3 nights we were told no and then falsely accused of breaking the TV Holland Road even sent photos to booking.com of the tv and made up a complete false story. We were also charged a £40 cleaning fee ( not quite sure why because the place was certainly not cleaned prior to our arrival). We also put in a special request for a couch which we were promised we would get and when we arrived there was not a couch in sight. They also never answer the phone so if you have any issues don’t think you’ll get through to them for help because they simply don’t want to know. We were also locked out after coming home from dinner on the first night because the main security door leading into the block of apartments was broken, we had to bang on the door until someone from inside one of the other apartments come to let us in they advised the security system door had broken for about 3 days. The door was being held open with a small table meaning anyone could have just walked in off the street we did not feel safe and secure. We spent hours upon hours trying to liaise with Holland Road Stays to get our money back and raising our concerns and we wasted half of our holiday. Please AVOID staying here it is not pleasant or relaxing in the slightest.

This trip was terrible for me, cause when I arrived this adress ı couldnt fine place easly, ı try to call them many times .. but no one answer the phone, After few times I decided to walk arround with my friends , we found place very dıffucult cause there is no signboard (appartment name ..) or any thing.. after we find .some guys he helped us, he called his boss , and we wanted to cancel our room cause ıt was not like a on photos.. Anyway we were for busıness trip and it was really difficult situation for us , we had stayed.. Also 1 day we had fuse problem in our room , I whrıte many tımes to them own number and no one answer me , more than 3 hours we just stay without electric... there could be an explanatory document in the room bad experince! think twice for this place

Where to begin. It took 40mins to get into the property, another guest warned it would take time and they were right. The room was in an attic, no lift, narrow stairs, getting progressively narrower. The junction boxes for all the rooms were on display. Outside the room was a lockbox for the key, no real need for a key the door was so badly fitting and insecure you could have pushed it open. The room itself was a good size, the bed comfortable. The television on the wall was a good size, not that you could use it, there were no cables into the television to allow for it to be used as a television, the wi-fi was so weak, probably because it was a residential router and not really designed for the amount of rooms, people or use. The television accepted wireless access from the router but the images from the apps froze every 30 seconds for about 4mins at a time making it useless. The bathroom was clean, not the worst I have ever experienced however water pressure was non-existent and the toilet could only be flushed once an hour, as we found out from the moment we arrived. London was hot, but there was no way to cool down the room. There was no aircon and they hadn’t even bothered to put a fan in the room. The only way to get air in the room was to open the window, which meant constant traffic until 3am, which then restarted at 6.30am even at weekends. If you closed the window you had no air but at least you could hear the noises from the people in the rooms around us, not sure who they were but they were certainly amorous and energetic. I have never heard somebody ‘mooing’ during coitus but it would have been impossible to get a cow up the narrow stairs so I will go with a person being responsible. I could have done without the Keith Moon enthusiastic banging on the wall, with either a headboard or a head, attempting to outdo the young farmers when they finished. It would have been quieter and more restful sleeping in a cardboard box in a park.
