positive: we had a great stay here.the room is spacious, neat & comfortable enough for 4 adults. the staff are friendly & helpful. negative: the lighting is a little inadequate. the sink faucets are "crazy": red coded faucet gives out scalding hot water; blue coded faucet gives out freezing cold water (the case for many other uk hotels). the hotel is located relatively far from restaurants & major attractions, although taxifares are reasonable to & from the city center. one major problem we had was the online booking confirmation: it had no address on it. upon our arrival to edinburgh bus terminal (around 9pm when almost all establishments are closing), nobody among the really helpful bus terminal employees could locate this hotel, until one of the employee's i-pod locator found it. we were relieved. what if nobody found it?

Hotel is located just outside the city, and opposite a large supermarket. It offers free parking for guests and there is no problem finding an available lot. There is a direct bus to the city from a bus stop just outside the hotel, hence it's convenient. Room is very clean and spacious and so is the toilet. We had a view of the city from our room and it was magnificent. Hotel staff are friendly and helpful. There are quite many facilities/amenities available including a restaurant but we did not use those so we can't comment.

One thing to be clear about, the name implies it is on the waterfront. It isn't. It's on the Edinburgh Waterfront complex that consists of a shopping mall and apartments. There are old dock basins close by which can be seen from the upper floors but not immediately adjacent. However, as an Express type hotel, it is okay, nothing special. Good reception staff and a quick check in and a clean room. The bathroom could have done with very minor touching up but it was fine with a decent hot shower. The down-lighting for the surround mirrors wasn't very good for ladies who like to have a bright light for make-up, but the entrance had a big mirror which had better lighting. The room itself was small but adequate, having quiet air-conditioning and a kettle with tea and coffee. However, there was only two tea bags, enough for one drink each, so I phoned reception for room service but was told there wasn't any. I'd have to go down to get more teabags, which I did. The staff were apologetic but it was hotel policy, not their unwillingness. The bed was fine, a small double but comfortable. TV was okay with plenty to watch and good reception. One thing that could have been better was luggage storage. It was woefully inadequate. We had to use the two seater settee to put our bags on. There was also a tiny open cupboard with a few hangers. Breakfast was average. However with only three items on the menu, scrambled egg, sausages and beans, it could have been much better. No bacon, no mushrooms, no tomatoes etc. There were cereals, toast, tea and coffee and fruit juice, so it was just about okay. Finally, car parking. Okay if you get there early but it appeared to get very busy at times with only one space when we arrived on night. So, final verdict. With a shopping mall and the Royal Yacht Brittania attraction across the road and a quiet location, this hotel is fine for a short stay. Nothing special and very overpriced for what you get. But so is the rest of Edinburgh.

I selected the Park View House Hotel, 'coz it is not far from the City Center, only 10 minutes by bus (No.25 1.6 GBP). It is very easy to access/connect to the AirLink for airportfrom the Princes street. The location was very quiet, close to the park and Tesco store. All Staffs were very well with good service mind. Breakfast is not so much, but it is enough for 3 stars.
