central location 1 km from shinjuku station”
1 km from shinjuku station and 2 minutes from nearest shinjuku gyoemmae station. Hiro, the host is very friendly and helpful altho we didn't meet him. The room has complete amenities and also clean. Suggestion for the host to make check in time to 14.00 instead of 15.00. Thank you Hiro, I 'm so happy to stay in Tokyo.

Everything was perfect. Bed is comfy and place is clean. Small kitchen with basic cooking utensils are provided. Place is just steps away from the Tokyo Metro. Mr Hiro is helpful eventhough we didn't meet him in person.

Location Near Subway Station”
The only thing we liked about this place is its proximity to Shinjuku Gyoemmae subway station. Building is old and the unit was dusty including the bed. Bed and blanket were comfortable though. We almost transferred to another accommodation, but there are no available rooms nearby. We had a hard time looking for the building because the address in Agoda didn't seem to match the actual building. The door to the comfort room is about to fall off. Unit needs major cleaning and maintenance work. Oh, I have to say another good thing is it is a 5-minute walk to Shinjuku Gyoen which was part of our itinerary.

Pictures don't match actual room”
You get what you pay for. As constructive criticism, they need to fix the plastic door in the bathroom because it has mold and overall the room just looks in disrepair. I did not feel comfortable. I hate to leave a not positive review but the room needs to be renovated.

The photos are nothing like the stay, there was mold on the floor, room was dirty - especially under bed and window area. Bathroom was another story. The shower floor was a plank of wood to stand on, and the toilet had seen better days. The place is in a good area, however it is definitely not worth paying. The whole building reminds me off an old british prison (max security) especially with the metal doors. After 1 hour of being there, we decided it would be best to leave and we ended up staying elsewhere for the 6 days, and also at a lower price. I'm sure Hiro is a really nice person, and he seemed it. However you cannot justify price based on the quality of the room. I hate to leave negative reviews, but I would highly recommend finding some place else to stay.

離新宿御苑超級近，這大概是唯一的優點(但是離「新宿站」並不近，請注意，約近二十分腳程)，還有很便宜是真的，四個人分攤房錢一人不到台幣600真的是在新宿甚或在東京都很少見了。但優勢也就僅次於此。 首先，在和房東的溝通上就出現問題，雖然很積極的發來信件通知地址等資訊，但打開後發現數字全被封鎖了(懷疑是訂房網站的設定)，變成一大串XXXXXXX⋯⋯有發跟沒發一樣，跟房東多次詢問，對方雖積極回應但問題還是都一樣，而且後來詢問一些房內用品的問題，對方的回覆一直鬼打牆，就一直貼原本的罐頭訊息給你，根本就沒有回答到問題。 在此直接跟想住的人說明：沒有電視，然後地址的話，直接搜尋地鐵「新宿御苑前」附近一間叫「きんぐこんぐ」的燒肉店，住宿點就在這間店的樓上。但千萬別已此店的裝潢來預期此民宿，實際為一間非常非常舊的公寓，舊就算了，畢竟那麼便宜，但問題是我對它的合法性很懷疑。一開始被門邊的垃圾堆嚇到，硬著頭皮走進去，是一間非常老式的公寓，牆壁都是壁癌，電梯超級小，至此我還是對它抱有期望，因為照片還是滿好看的，結果一走進電梯，我哥示意我看牆上公告，上方赫然寫著「這裡不是民宿！」下面寫著日語公告好像是什麼非法之類的意思，顯然就是寫給我們這種訂房客看的，當時負責訂房的我真的瞬間有種熱辣辣的羞恥感，甚至怕有人報警抓我們，但我們明明是經由訂房網站管道付錢來住的，到底是哪個環節出錯了？超級傻眼！後來進出房間時都宛如做賊般心虛，深怕遇到其他住戶，到底如此花錢受罪為哪般？ 一進入房間，只是更感失望，只能說照片拍得很技巧性，實際上很老舊，牆上、角落很多陳年霉斑、水痕，看了覺得很毛，浴室也不是新式的，可能因為霉斑和水垢的影響下感覺清潔度不佳，我當天甚至就沒洗澡了，因為感覺實在太毛了根本不想洗。然後門鎖感覺也很薄弱，整個覺得如坐針氈很難心安，最後我們把行李箱都擋在門口才敢入睡。除了地點和房價外的唯一的小優點：床的材質很特別，很軟Q，我們一致都覺得意外的滿好睡的(但當然也是我們真的太累了)。除此之外就沒有值得推薦的了。真的很後悔訂了這間。雖然對房東感到抱歉，但這應該是我近期經歷過國內外綜合來說最糟糕的住房體驗了。
