The room private outdoor tub and beds are good points. It is good value for the food I believe. The game room may be a little out dated, but you can play pool and table tennis so that's fun. I believe there is also a karaoke room but didn't use it. The public bath is not for everyone. There is a private couples bath on the first floor as well, but it was a little outdated. Overall, the facilities could use some love and additional maintenance, but if you are on a budget, this hotel is good for 1-2 night stay. You can travel quickly to attractions near by.

Great Find in Nikko Area”

This was a last minute find for me and my wife. We actually had already gone on a daytrip to Nikko the week before but we wanted to go back. So we got to searching and we're delighted to find Livemax Resort. Its location is just beautiful just beside the Kinugawa river. Very peaceful and quiet. There are trails that you can hike nearby. The best part is you also have your own hot tub in your room(actually, in the balcony). It was great value for money.

The onsen bath on the balcony made it worth every penny!”

We were worried about arriving later than planned, but the staff were very friendly and quickly allowed us to eat dinner. The buffet is a mix of Japanese and Western food, and while not a 5 course meal, was well worth it for the money. There are plenty of extra facilities onsite including a karaoke room and mini arcade area. As a foreigner with tattoos I have always been weary of using onsen. The outdoor balcony tub was a perfect compromise and felt amazing in the cold winter weather. This hotel is a short walk from the station and is easily accessible to/from central Nikko. Overall, very satisfied for the price.

We like our room because it had two beds ,big and has its own outside Onsen Tub.It just takes long to run the bath to a nice hot temp. Hotel is 10 minutes from the train station. Google and apple maps will take you to a school but helpful locals will help you find it !Tip: it’s not on the main road so you take the stairs opposite to where the main entrance is.The food is buffet , it’s simple but good tempura and sashimi ,even has good grade Maguro (tuna )!i love the specialty of Nikko- Yuba!i binged on those three. Staff is helpful but just speaks little English but we didn’t have any problems with it!I chose it because it’s near Edo wonderland - around 15 minutes easy walk . If you like to explore downtown Nikko and all the heritage sites, make sure to leave early . The trains come in sometimes once an hour and always on time .Get the timetable Map inside the Tobu Station from the tourist info from the guy who gives the ticket to tourist who don’t know how to manage the machine 😄

One of the best hotel in Nikko”

This hotel is just beside the river and you can enjoy the view from your room. Hotel staff was very nice and helpful even they can speak English just a little bit. Breakfast was good enough but we didn't try buffet dinner because it is quite expensive. There is no convenience store and quite hard to find the restaurant around this hotel. Before you are getting in to the hotel area, you have to take out your shoes and wear only hotel's shoes which sometime isn't convenience for us. Overall is fine.

Good location if you plan to visit Edo Wonderland”

It takes 15min a nice walk from Livmax to the Edo Wonderland. The onsen bathtub in the room was very nice and the room was very spacey. I was surprised that facial cleaner, hair gel, and facial serum were provided and they were from DHC. The shower gel, conditioner and shampoo are also from DHC, and they are of good quality. All front desk staffs I talked to do not know English, while it is ok to communicate using Google Translate. However, there are not many restaurant and food available around. We asked to buy buffet ticket around 8pm while we were told that the reception was closed. The snacks in vending machine were not much (e.g. cup noodles, and mostly drinks). Luckily we have got some snacks with us.

Indoor onsen”

Excellent indoor onsen Service is fair, no one is tidying room unless you hang up a sign before 11am. Overall Still nice and friendly. I did not meet any unpleasant experience here. Location is difficult unless you drive.

Dirty and smelly”

We picked this place because it had a private tub with private onsen in the balcony. SMOKE When we opened the room, a strong smell of cigarette came out. We opened the outside door so the air would flow because the smell was unbearable, but it was impossible since it was a smokers’ room AND WE DID NOT KNOW. We asked the reception if we could switch rooms because I suffer from athsma and my boyfriend had a sore throat which kept getting worse, but their answer was that they didn’t have any more rooms, which we think was a lie, because we spent the whole day at the hotel and it was virtually empty. DUSTY The room was very dusty. Many thick particles going around even when we weren’t moving. Everything was dirty, the floor, the beds, the furniture. It was so annoying that WE HAD TO SLEEP WITH MASKS, because our condition was getting worse. TOWELS After shower, I grabbed a “clean towel” and it had blood stains. I went to the reception for a new one later and IT HAD BLOOD STAINS TOO

部屋＆客室露天風呂は素晴らしい”

レストラン、大浴場、ロビーなどどこも庶民的で高級感はないが、客室は洗練された和モダン、客室つき露天風呂は秀逸。 客室露天風呂は外の道路からのぞかれるためか塀が高く空しか見えず、黒い図形に四角く切り取られた空を眺めるのはアートな気分。ここは高級感がある。浴槽も川治と同じく高級感があってアート。月見風呂も素敵。 露天風呂に癒されたい人は外の車＆電車の音、露天風呂に入っている他の部屋の音（みんな外だからよく聞こえる）、エアコンの室外機の音などのノイズ、外がほぼ見えない（背筋をピンと伸ばせば対岸の山が少し見えた）点に留意悟すべし。私は都会にいることを連想させるような露天風呂だなと感じた。あなたが露天風呂に入りたいと思う時間にはたいてい隣上下で誰かが入っていたりして、よく聞こえます。 部屋は広くてゆったり。ベッド部屋なのに２畳分だけ黒畳＋ちゃぶ台のスペースがあって心地よく使える。ベッドに座ってコンセント付きのテーブルで作業ができるのはいい。部屋も高級宿を思わせるセンスのよさに溢れている。 受付、レストランなど対応はふつう。 大浴場はガッカリ、大露天風呂は開放感はあるが全部屋根があるし、自然に包まれるという感じではない。 朝食は品数はあるがどれも安っぽくて決め手に欠ける印象、お茶漬け、わらび餅数種など工夫は感じられるが・・トロトロのオムレツ？は既製品かもしれないが私は気に入った。朝からおでんも私的にはよかった。 夜９時くらい？までのタダ珈琲が美味で嬉しいサービス。川治にも同じようなサービスはあるがこっちの方が濃厚で美味。 安く露天風呂付き客室を満喫したい人にはお勧め。

大浴場が残念だった”

屋上施設が開いていなかったのと、大浴場が内風呂は狭く、壁の汚れが目立つ。露天風呂は階段で降りていかないと行けないので手前なのと、夜に入るとちょっと怖かったです。。 お部屋は写真の通りとてもキレイ！若年層ウケが良さそうで、ファミリーにもオススメです。 お部屋の温泉は、出てくる水が水道水のような印象。。本当に温泉水が出ているのでしょうか？温泉独特の香りとトロみがありませんでした。。

お湯は非常に良く温まりましたが、施設が古く改修が必要だと思います。朝食の内容ももっと改善が必要だと思いました。

ちょっと残念”

明るい時間に着いたので、ホテルの外観の赤ペンキが剝げていたり、一階の駐車場の近くの窓ガラスが割れたままだったり、庭の植え込みの雑草が目に付いて、「あっ、ホテル選びを失敗した。」と思った。しかし、館内も室内も案外きれいで少し安心した。外観を修理すればワンランク上のイメージのホテルになるのに、第一印象が悪すぎて残念でした。
