This property will not accommodate hen, stag or similar parties. A damage deposit of GBP 250 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. Please note the apartments reserves the right to pre-authorise credit cards on the day of arrival at least GBP 200. Reservations made for weekend days may be pre-authorised up to GBP 500. As an extra measure against increasing fraudulent activity in London, Flying Butler will ask you to provide a copy of your photographic ID and a copy of the card used to make the booking at the time of confirming your reservation. These documents may be sent securely via email to the Flying Butler team. If you are not able to provide this, payment for your reservation cannot be processed and therefore the reservation will not be accepted by the property. Should the maximum number of people per apartment be exceeded without authorisation, guests will be charged. Please note that Flying Butler operates a strict no party, no gathering policy. The main guest must be at least 18 years old. All guests under the age of 18 must be accompanied by an adult. Failure to check-in by 09:00 on the day after your booked arrival date, without prior notification that you intend to arrive at a later date, may result in your reservation being cancelled.

Would not book again”

Easy walk to public transportation, food options, grocery store etc. Earls Court is great and has a very local feel to it. Although, it’s a 20-30 bus/tube ride to all the major places we ventured out to. Residential area isn’t too loud at night. The 2nd unit we were moved to was quite large & had sufficient heating, newer utilities and the convenience of a washer/dryer in unit. They were able to accommodate early check-in, for a fee. Streaming services were already set up on the TV’s.
They booked us in the basement, and as others have said- it was terrible! Dark, cold, dingy, and dated. The bed needs replacing as it is worn and you can feel every spring. Old, nasty looking rug on the floor and only 1 semi-comfortable chair to sit in. The other chairs were folding metal, there was no sofa (nor space for one). For how small it is you’d think it would warm up pretty fast, but we had to sleep in sweaters and socks because it absolutely did not. Coffee, tea & dishes were a nice touch but hardly made up for everything else. CHERRY ON TOP- A few hrs after settling in we went to shower after a long night & day of traveling only to find that the hot water in the shower didn’t work. I immediately reached out to the staff and after 2 days of emailing and calling they finally let us move to another unit because it couldn’t be repaired (24/7 support is not adhered to). We had to wait for the other unit to be evacuated & cleaned, so for 48+ hours of our stay in London we couldn’t shower. The above-ground units are much better, but the fact that the basement unit(s?) and above ground units are the same price is completely absurd & dishonest. Had I known &/or been able to see the basement unit at the time of booking I definitely would have booked elsewhere. But of course, they don’t have any pictures of it/them listed anywhere.

It was fine for the short time we were in London.”

Checking in was easy.
The bed was uncomfortable. We didn't like staying in a basement/lower level apartment where we had to keep the window drapery closed because people walking by could look down into the apartment. If we knew this in the description of the apartment we would not have booked at this location. We couldn't watch Wimbledon on the TV even though we were just a few miles down the street! The channels were not working.

bed and areas of apartment were clean
the apartment was a basement apartment dark and gloomy and had a musty smell !! however the worse thing was the entrance to the apartment which was absolutely disgusting and filthy with an old mattress and piles of rubbish at top of stairs ! the stairs down and hallway were filthy I would never have booked this if I had known and it completely spoilt my holiday with the thought of coming back home in the evening !

location of the property is great. it was also quite clean and welcoming. it was great that linen and kitchen stuff were provided. the facilities are also good. there’s great storage in the place. staff were also accommodating to arrange early check in and late check out.
lack of privacy from kitchen and living room windows - a curtain would have been nice. the place is a bit humid and cold given it is downstairs but the issue was fixed by turning on the heating. the extra housekeeping service needs to be requested 72 hours in advance which wasn’t really helpful. at certain times, we could smell other people smoking weed in the same building which was annoying.

Excellent location for visiting London”

Very easy to check in. All information given to me well before arrival. The apartment is spacious but split into 2 levels and that made the room smaller. However, the amenities were all provided and cooking was possible. Location was very good with a few minutes from the underground station. It is easier to approach the property from the Warwick Road exit as it is a direct road. There was a Tesco superstore just 2 minutes walk from the property.
Some furniture slightly dated. Bed was rather soft with very thin mattress.

the location was fabulous! very close to restaurants and the tube.
the property was nothing like in the pictures. when I asked the person Sam said it’s because they don’t show pictures of every room, well that’s not fair because our room was super small compared to all the pictures we saw. the bed was horrible, it caved in and was super small for 2 people to sleep in. the shower was so tiny I could barely shower in it let alone my husband.

In room no 7 - was missing few minor things that could help for the future guests or if I return: - intercom phone to downstairs nor working with camera nor with the bell/phone - missing some hangers in the hallway or in the room for coats, etc. where you can quickly hang your jacket - safebox was not working - think maybe out of batteries - the nordic/duve is a double one and would be better with two singles ones please

Very good stay and excellent location in London!”

The apartment is in a great location. The studio had all necessary amenities and it was clean and spacious for a studio in London. I felt safe in the apartment as a solo female traveller. Good internet connection. There was a brochure provided with all instructions.
The bed has wheels which made it quite difficult to sleep if you move around a lot. The utility area had no washing liquid or washing tablets provided. Someone needs to look into the drainage in the shower as it was going down very slow and I was standing in a little puddle when taking a shower. A group of people in the apartment above organised a massive, massive, massive party with people coming in and it was extremely loud with the music on, and each time they wanted to get into the building, the intercom in the studio was beeping which was annoying on top of the loudness of the people upstairs. Other than that, I’d recommend Flying Butler to book in the future as these are minor issues.

It was exactly as in the pictures, very spacious, kitchen with appliances, everything you need in a flat. Beds very comfortable and excellent location.
First flat didn’t have a flat and I came with my son, his pram and suitcases. Second flat (they said it did have a flat) however it didn’t stop on all the floors which meant we still had to carry the suitcases plus the pram and a kid. I asked to extend our stay and called them back that same day to confirm this and the guy that answered said that it was okay and will handover to the day staff, nobody called me we weren’t able to extend our stay and two days before we had to leave the smoke alarm started beeping and I informed this on the phone when I called and they still did not send ANYONE to check this, if an accident would have happened because their alarm was not working it would have been their fault entirely. For the price and for this company I had higher expectations, very disappointed. Will not recommend and will never come back.

We stayed 45 days. We had a couple of problems during the stay, solved in 1/2 days. We were in the flat number 3.

ZERO flexibility on check in and check off. Check in at 4 pm and check off at 10 am. They say its for preparation for next client. 6 hrs for preparation is absolutely ridiculous. They need GBP 250 as security deposit online payment. No guidelines about refund. On phone inquiry ( theres no reception) they said refunding will take 7 days. Without this deposit you will not be able to enter the property. Basic appliances iron and cocker was not working. It took half day to replace them. They clean room and replace towels once a week and they expect client to use the same towel for 7 days. Staff attitude is very arrogant and rude. Ms. Amani was very hostile on the phone.
