      The hotel is very beautifully decorated, very clean and tidy. The path leading to the rooms is spotless + smells very nice. The rooms are quite big and are very comfortable (bed, bathroom, etc). The location of the hotel is unbeatable (the train station is 10 min walking distance and a lot of restaurants are bar are less than 5 min walking distance).
      Although the personnel did a good effort, I had mix feelings regarding the communication. Once I confirmed my booking I received a very long email in Italian containing the rules of the hotels (this rules should have been provided the booking confirmation).

      The location is very good to explore Marina. Plenty of good Restaurants and Bars within 10min walk.
      Directly in front of the house is a bar with party until late in the night. I do not mind. Just people sensible for noise might not like it.

      The property is the centre of the town, great location! We really liked the interior design and unique characteristics of the house.
      There is very strong smell of gas by the front door of the property. It made me feel sick a bit 🙁

      No breakfast. Location was great!
      The cleaning staff was trying to get us out of our room before check out time. The company screwed up and didn't appropriately charge the room taxes and a month later charged my credit card AGAIN! Which I think should be illegal since I had NOT approved the charge. It was their negligence and they should have sucked up the cost.

      I strongly advise against this "bed and breakfast"! The Regio is falsely named as a "Boutique Hotel"”

      The location, very central
      The Regio is falsely named as a "Boutique Hotel" when in fact it is a Bed and Breakfast. There is no fixed reception to welcome guests as in a real boutique hotel. As soon as I arrived in Cagliari, I had to get in touch with several people in order to agree on the "exact" time of my check-in. I was even obliged to give a precise time, whereas a message received at the time of my reservation on Booking.com indicated that check-in was possible from 3pm to 10pm. So it is indeed a guest house that pretends to be a hotel on Booking.com. Moreover, the check-in was not very friendly. The stay had been paid for in advance by credit card via Booking.com, but this did not stop the 'receptionist' from insisting on my credit card as a guarantee to cover any damage that might have been caused during my stay. When I arrived in my room, there were two sets of towels in the bathroom. Realising that I would be staying alone, the 'receptionist' immediately removed one of the two sets of towels. I had never seen such unwelcoming and cold behaviour. Not to mention this act of penny-pinching that could have been frankly avoided. If I wanted my room cleaned, I had to report it the day before between 6pm and 9pm. To do so in the morning did not seem possible! Being on holiday, it was unlikely that I would be in my room between 6pm and 9pm to report that I would need it cleaned the next day. What a strange and "stupid" rule. Also, when I arrived, the floor of my room was not clean: dust, sand, hair and even an earring from a previous guest. Last but not least, the last check-out is set at 10am: ridiculous! In short, I strongly advise against this "bed and breakfast"!
