Nice and spacious”
Please note that the check-in counter is not in the same building as where the rooms are. I guess the series of Residence Hotel Hakata all share the same check-in counter, so it would be better to book your room at a "Residence Hotel Hakata" nearer to the office. This Residence Hotel Hakata 12 is around 10-15 min walk from the check-in office FYI. Check out is simple, just drop the key downstairs and you need not walk all the way back to the office:) I would say this is more like a serviced apartment than a hotel room, cuz the building seems to of residential use previously and is located in the residential area. It is super spacious, especially when compared with the typical tiny hotel rooms in Japan.

Reasonable price. The room is big and clean, and the design is quite good. Although the check-in counter is the not the same place as the room located, the distance between the two place is still acceptable.

Convenient location -- just walking distance to Hakata station. I stayed a total of 9 nights and I am entitled to 1 cleaning service. Unfortunately no cleaning was done on the day requested but cleaning was done the next day after informing the reception. Room is spacious and layout is good. Will be great if there is hot water dispenser. There were 3 small electric kettle for loan in lobby but most of the time it was there -- luckily we brought out own. There is one microwave oven at lobby when noticed it was dirty and smelly when we wanted to warm up our food. I placed a booking for 9 nights initially but the price was not the lowest. Due to last minute change, I had to place another booking for a room for 2 additional nights and I paid even lower price for the additional 2 nights!!!!

Despite the location is kinda hard to find, all other aspects are above average. There are few convenient stores and malls way back to hotel.

Good location. Near by front reception so we could check in so easily. Room is just normal size. In winter season, Room is dry and no humidifier. We ordered Ubereats late night and also no problem to get it.

Spacious and clean room”
Rooms are clean and spacious., with washing machine. 15 minutes walking to Hakata station. There is airport bus stop in 3 minutes walking. But there is no daily cleaning service and hot water boiler in the room. Will stay again in next Fukuoka visit.

Only disadvantage was the apartment came with hob and hood but no cooking was allowed. It would be perfect if cooking is allowed and it adds alot of value to our stay

Though it takes around 12-minute walking from Hakata Station, the room is spacious and clean. Airport bus stop is in 3-minutes walking. Will stay again in our next visit to Fukuoka.

Attention: you have to do the check in at different location instead of the hotel's lobby. Pros : quiet and spacious room, nice bathroom with tub, you can do the landuary in the room Cons: 15 minutes away from city central and train station by walk, stupid check in location, water boiler is not a standard facility for each room.

Disappointing staff”
the staff in reception is polite but not really helpful at all; there's an communication issue between agoda and the hotel which cause me (as a customer) suffer. I waited at the reception for more than 45 mins but the staff at agoda just told me she knows nothing and didn't offer any help/ suggestion. I am there to help and resolve the problem myself. The apartment itself is okay, but the support and help from staff is really bad - can't imagine such a chain "hotel" with such "services". Yes i know, i shouldn't expect any services from them but the issue is between the hotel and agoda, how come the hotel staff can just stand there and look at me with a smile (but do nothing).

We went to the place only to find out that we had to pick up the keys from another place which was like 30 mins walk. The email (in Korean and I don’t know Korean) was sent out at 10:30 am on the same day of check in, but we were already at the door by then. It should have been sent out at least a day prior to check-in. The check-in time is later than usual and check-out time is earlier than average. They wanted to charge us for leaving our suitcases at the management. The manager didn’t want to speak directly to us but instead spoke to her staff even though both were standing in front of us. That’s rude! Moreover, the room is totally different than the photo online. There was only one double bed, and a thin piece of futon. I had to set up the extra thin futon , put the blanket and pillow in their covers when we checked in. Now I understand why it gets only 2 stars. One word... “AVOID”!!!

Good location, missing on some amenities ”
The apartment is 7-10 minute walk from hakata station. Room is very clean, a bit crowded for 6 persons but we managed since we re-arranged the table and sofa. Microwave is for all the tenant's use on the first floor, would be great if there is one in each room since cooking is not allowed.

Very new establishment that resembles an Airbnb apartment. It was inconvenient as we had to register for check in at one location, then walk to the apartment (Hakata 12), which is 30 minutes walk. Met a Korean couple who did not know that they have to register first before proceeding to the apartment.
