Location: Excellent location, approx. 2k from the bus station (I went there from the bus station on foot). Many attractions are within 500 m radius of the home stay (Khum Chao Luang museum, approx.300 m, Wongburi House, approx.500 m, Wichairaja House approx.300 m, etc.) including the night food zone (Pratu Chai, approx.350 m). However, if you wanna save some time, they have bicycles to lend you, not sure how many bicycles are available so it is best to inform them upon check-in that you would like to borrow one. Accommodation: Very nice wood house, I had an air-con twin room. The room was spacious and well-arranged. You might find the room a little dark because of the colour of the wood but the lightings were adequate (bed lamps, working desk lamp, mirror lamp, etc.). Many plug sockets to use, at each bed, the working desk, the mirror, enough to allow me to charge a few devices at the same time. There is one regular size fridge to keep the drinks cool. The water temperature of the shower is easy to adjust :). Overall atmosphere: very quiet at night, very peaceful. People: the owners and their staff are very kind and could give you useful suggestions about the attractions. It was also very nice of them to give me a ride to the bus station on the day I went home.

DIRTY”
when we arrived nobody was there, no staff, we had to sit and wait half an hour till finally a neighbour arrived. The neighbour told us to wait five minutes, she went upstairs and then gave us a room. Actually she just went up to re-arrange the sheets of the beds because in the evening we discovered we just got a room in which other guests had slept earlier but the room hadn't been cleaned. We discovered only after we got back from sightseeing later at night; we only had half a day to see Phrae so we didn't check the room, at night we discovered the floor of the room was actually dirty and not cleaned, there were human hairs in both beds (the sheets had not been changed at all!), several dead cockroaches were to be found in the bathroom, hairs clogged up the shower drain, dried up urine on the toilet...at night there is nobody at your hotel, no staff so I had to clean up everything myself. I had to take towels from the room next door cause in our room there were none!. DIRTY!

No windows”
On Agoda I reserved a 40 sq ft room with windows. It was supposed to be a great discount. When I got there I got a small room with no windows at all, and dark walls to boot. It was going into a cave. Other people arrived later and no one was there to get them in so they had to sit around for a couple hours. The phone number that was on the wall for people to call wasn't answered. Not recommended.

Location is ok but room can be improved”
Throughout my stay, I didn't see anyone at the reception. Upon check in, I rang the bell and waited, no one. Then made a call to a number provided at the reception counter, the lady picked up and apologize she wasn't there to greet us and told us to wait there, she will call another person to show us around and let us in. Waited for 15 mins. The room was dark. Bed sheet had piece of nail (yuk!). Shower drain had bunch of hair clogged. Fridge was dirty and still had opened bottles of water from previous guests. Shower mat was dirty. No breakfast provided. There were breakfast station but only 3in1 coffee was there. The station was dirty. We left a cup of coffee there in the morning, return in the evening and it was still there. Check out was flexible as we texted the host that we would be out and back in the afternoon. It was no respond from the host, at least should be some acknowledgement or kind enough to communicate with your guest. We left just by leaving the key at the front.

Very thin wall so you hear everything from other rooms. No natural light in room. A bit old and lots of wooden furniture. A long way away from entertainment. Need to ring for checknjn and check out. Lots of mosquitoes.

Bad service”
When I arrived nobody was there. Waited for four (!) hours, tried to call, but got the message 'number not available'. Finally, when I returened a few hours later from dinner, a guy came to me if I had a reservation. When I noticed there were no towels in the room, I could not find him again. Did not see anybody from the guesthouse for the whole two days. Also room was not cleaned. The only plus: very fast wifi.

在镇中心，木房子很有泰式风格。房间很大也干净。员工很难见到，放楼下的面包不敢吃，感觉已经快成化石了。隔音效果很差啊，第一天晚上只有自己住还没感觉，第二天隔壁住了一对情侣。晚上就听到不可描述的声音了。就像在耳边一样听了快一小时....
