OK and inexpensive”
first thing to tell is the location, it is not located in Cau May street which is popular area for tourist to stay, but is located kinda upside the hill, not too far from the Sapa square, it is within walking distance, and offer good view of the mountains in the morning when having breakfast. regarding the breakfast, it is kinda taking too long for them to serve it, so i must waited but it is Ok since actually i came down late and they still served it for me and the breakfast is good, large baguette with yummy fried egg. About the room, it is large, old room, yes, like a villa, so the name is Villa Sapa, the hot water did not work at my room for 2 nights, i did not complain due to lazy to do that and tired at nights, so cold there when having a shower since i came at winter. but the electric blanket worked good and i had great sleep there. the staff (or maybe the owner) is quite nice, and for the value of money, this hotel is inexpensive and not a bad choice.

Pros and cons”
This hotel for such price must have been a hit 20 years ago - now the price is way to high for a hotel which needs complete renovation. Room was big enough, well equipped and comfortable; very helpful staff speaking English on a high level. Good location not far from Sapa center. Poor wifi connection and unfortunately quite dusty and messy places. Breakfast was nothing special and it took a long time to prepare it. But anyway, the staff was super nice!

Best hotel ever!”
We checked in early (at 2am) and still don't have to pay any extra money. Hotel's owner & staffs are very nice & friendly. If there is anything I have to complain, it is our room is too big for the price we paid (we have two beds but we only use one, such a huge waste :)). Anyway, this hotel is my highly recommended for cheap price but very nice place to stay.

Beautiful place”
The Villa Sap was a beautiful hotel. Very rustic, a nice building, and a very friendly man that runs the place. He was very helpful with many things. The rooms are big and some have great views over the town. We had a double with a very comfortable bed, compared to some of the rock hard beds in Vietnam. There is no heat in the room, but there is a heater blanket under the bottom sheet to keep you nice and toasty. There is hot water, but the pressure is very low. We sat downstairs for about half hr with a few other couples waiting for breakfast. Finally a young man came up to deliver others breakfast and looked shocked there were people there. Then he went over to the only Asian couple there, who had arrived after us, took their order and ran back downstairs not to be seen again for a while. We decided to go down the street to Baggette and Chocolate for a delicious breakfast. The place is nice, but I think we were happier at our next hotel. Rooms were warmer.

Value for Money”
We liked the location just a short walk from the center, quiet street to sleep, the room was large with table and chairs, private balcony. The young man from the reception was a jack of all trades and did everything at the hotel himself. He was very friendly but limited English. When we arrived in Sa Pa it was cold and foggy, but they had a heating blanket which came in handy. The breakfast had 5 options only. Bread with Omlet/eggs/jam or cheese. Then there were pancakes, Cofee or Tea. We also had Pho Soup which was delicious on a cold morning. All in all we enjoyed staying there and got Value for money. Cheers Frank

Wants to be a great hotel but…”
The hotel wants to be great (architecture etc.) but the building is built in a negligent way, everywhere one sees deteriorated conditions, negligent wall painting, dark bath room with depressing light. It seems that the owners do not care of have no feeling for beauty and coziness. Value for money is still acceptable: the place is overall not great and the price is not too high, to.The staff was very friendly though!

Great stay”
Room sizes were great and room was very clean. When it got cold at night they brought us heated blankets which was so nice when it's freezing. The owner also gave us a lift to the bus station which was very kind! Location was slightly out of the way but only a 5 minute walk from the centre so didn't bother us at all. Would recommend and stay here again.

Place with big potential, but need refreshing”
That place has huge potential, could be one of the best places in Sapa as it has unique architecture. But need a lot of work, to renovate and refresh the place. From outside is "wow", but when you enter the place, you feel cold and humid. Building seems to be "empty", no life. Room is spacious but not really clean, worn, there are new flat TVs, but instead of that, would invest in painting walls and generally refresh it. Very often there is no one on the reception, you need to look for or shout if someone can come. Breakfast is simple, but quite tasty with gigant baguette/bread. The owner is very positive, kind and helpful, doesn't insist on any tours - good.

Nice place only a short walk from town. Room was very nice and had a big balcony with a nice view. To bad they never seem to clean the balcony. A couple of chairs for the balcony would have been nice too. Staff was nice and the price was great. Rooms can get pretty cold as there didn't seem to be heating.

Good and bad”
The room itself was clean, spacious, & had its own balcony. It was on the 3rd floor (no elevator). The manager speaks good English, but the other staff speak none, which caused us some issues. The complimentary breakfast was a choice of Pancakes, bread with omletters, bread with fried egg, etc 24 hour Scooter hire through the hotel is 80,000Dong.

Unpolite owner”
We payed two nights for a double bed in this hotel. After the first night we were asked to move to another room with a twin bed because someone else had booked the room. The staff couldn't communicate with us and the owner wouldn't even give us an explanation over the phone. He ended up telling us that he would give us the money back, after at least one hour of trying to solve te problem. Not a great solution for us since most hotels were fully booked When we first did te check in, the bathroom was completely wet. Rooms were not very clean (the fridge was full of dust). Breakfast (bread w/ eggs) takes about half an hour to be ready. The guy in the reception is very polite. He tryed to help us, but the owner of the hotel wouldn't take any responsability over his desorganisation

Great but not too great”
Location is good for people who wants to have a peaceful stay. Away from the main spots and chill by the balcony overlooking the mountains. I would recommend you to hire a bike as it's located up hill. It's a bit exhausted for us who just came back from an intense Mt. Fansipan hike. I think this place is great but need a refreshment.

It seems as if the Hotel was nice once upon a time...but today it's very dirty,very moldy because the windows are warped and therefore don't close anymore and there's no staff most of the time. We felt like living in a Ghosthouse! Dead cockroach and mold in the bathroom is included in the price! In our opinion its shameless to offer such rooms and call this a Hotel!

Livable for budjet travellers like us, but terrible place”
Hotel was dirty, all the rooms dirty and in need of repair. The windows do not close so bugs get in easy. There is no heating of any kind which was ok for us but in winter it would be really cold especially because the windows do not close. They say mountain before and if you try really hard to look though the tiny window and in between the other buildings this is true but greatly exaggerated. Most of the time to get a member of staff you have to wander around shouting or just sit and wait, this is true even for check in and check out. The place is also right on the corner of the main road so if you have one of these mountain view rooms at the front because the windows do not close and every vechile blasts it's horn going round corners then it sounds as loud as if you were standing on the road itself. Terrible place but cheap and comes with breakfast. For budjet travllers only just don't expect much.
